Search Tips

Quick Search and the main Search page operate in much of the same manner.   Here are a few tips to make searching more productive and useful.

Subdivision field- This field works off of the LEGAL ADDRESS of the property listed.  In newer subdivisions such as Steiner Ranch, Bauerle Ranch, most condos, etc., searching on this field works extremely well.  However if you are searching for property in central Austin or east Austin, you are not likely to have good results.  This is due to the lack of consistent subdivision names throughout different neighborhoods.  It is not uncommon for homes on the same block to each have a different legal subdivision name, even though they are commonly referred to as being in that neighborhood.  Examples of this would be Tarrytown, Hyde Park, Crestview, Pemberton, Bryker Woods, French Place, Cherrywood and many more.

If you are searching for property in central Austin, a much better option would be to use the KEYWORD SEARCH.  In the keyword field you can put in the area that you’re searching for as this field searches the “Remarks” field of the Austin MLS system which often contains references to the unofficial subdivision such as those listed above, Tarrytown, Hyde Park, etc.

Another option is to search by Zip Code.  You may input multiple zip codes in the search field in order to obtain the results you are seeking.

Keyword Search allows you to narrow your search in a number of ways.  As mentioned above, this is a good option when you’re searching for a particular neighborhood in central Austin.  Keyword search is also good if you are looking for specific phrases such as “owner finance” or “handyman special”.
